Buying your first home should be an exciting milestone, not an overwhelming one. As a loan officer with 18 years of experience serving the Austin area, I specialize in simplifying the complex mortgage landscape for first-time buyers. My goal is to replace confusion with confidence by providing clear, professional guidance and tailored options through every step of the process.
Feeling Nervous? You're Not Alone.
Navigating the common concerns of first-time homebuyers is a standard part of the journey. Regardless of what may be holding you back, I am here to help you address those challenges directly. Most obstacles are far more manageable than they appear when you have the right professional guidance to resolve them.

Many first-time buyers assume they need perfect credit or a huge down payment. That's not true. I'll show you exactly where you stand and what programs you may qualify for. You might be closer than you think.

"I've been told no before."
A past rejection doesn't mean the answer is always no. Sometimes it's about finding the right program, improving your situation slightly, or working with a lender who takes the time to understand your full picture.

A past rejection doesn't mean the answer is always no. Sometimes it's about finding the right program, improving your situation slightly, or working with a lender who takes the time to understand your full picture.

That's completely normal. Mortgages come with a lot of jargon: pre-approval, escrow, closing costs, private mortgage insurance (PMI), debt-to-income ratio (DTI). I'll explain everything in plain English until it makes sense.

Transparency is one of my core values. I'll walk you through all the costs upfront so you know exactly what to expect. No fine-print surprises. No last-minute changes at the closing table.
First-Time Buyer Myths That
You need 20% down to buy a home.
This is outdated advice. Many loan programs allow 3-5% down or less. VA loans may require no down payment at all for eligible veterans. The 20% number comes from avoiding PMI, but that's a trade-off, not a requirement.
You need perfect credit.
You don't need a 780 credit score to buy a home. FHA loans work with scores as low as 580. Conventional loans typically start at 620. Even if your credit needs work, I can help you understand what it would take to get there.
You should find a house first, then figure out financing.
This is backwards. Getting pre-approved first tells you what you can actually afford, helps you shop with confidence, and makes your offer stronger when you find the right home. In Austin's competitive market, sellers expect pre-approval.
All lenders are basically the same.
The difference between a responsive lender and a disorganized one can mean winning or losing your dream home. Communication, speed, and attention to detail matter more than most buyers realize until they're in the middle of a transaction.
The process is impossibly complicated.
It's detailed, but it's not impossible. Thousands of first-time buyers close on homes every month. With the right guidance, you can too.
How Buying Your First Home Works: Step by Step

Step 1: Get Pre-Approved
Before you start looking at houses, we'll have a conversation about your goals, finances, and timeline. I'll review your income, assets, and credit, then issue a pre-approval letter that tells you (and sellers) exactly what you can afford.
What you'll know: Your maximum purchase price, estimated monthly payment, and which loan programs fit your situation.
How long it takes: Usually 24-48 hours once I have your documents.
Step 2: Understand Your True Budget
While a pre-approval reflects your maximum borrowing capacity, it should not dictate your total budget. I help you navigate the full costs of homeownership to ensure your monthly payment aligns with your actual lifestyle and financial comfort.
Principal and interest (your actual loan payment)
Property taxes (these vary significantly in Texas)
Homeowners insurance
Private mortgage insurance or PMI (if your down payment is below 20%)
HOA fees (if applicable)

Step 3: Shop for Your Home
This is the fun part. Work with a real estate agent to tour homes in your budget. Your pre-approval letter shows sellers you're a serious, qualified buyer.
Don't have an agent yet? I'm happy to recommend a few I trust.
Step 4: Make an Offer
When you find the right home, your agent will help you structure and submit an offer. If accepted, you'll go "under contract" and the countdown to closing begins.

Step 5: Underwriting and Final Approval
Your loan file goes through underwriting, which is a detailed review to confirm everything checks out. I'll keep you updated on progress and let you know if any additional documents are needed.
My job here is to track every detail so nothing falls through the cracks.
Step 6: Closing Day
You'll sign final documents, the loan will fund, and you'll get the keys to your new home. The whole signing process usually takes 30-60 minutes.
I'll prepare you in advance so you know exactly what you're signing.

Loan Programs for First-Time Buyers
There's no single "first-time buyer loan." The right program depends on your credit, down payment, income, and goals.
Here are the most common options:
Conventional Loans
Best for buyers with solid credit (620+) and stable income. Down payments can be as low as 3% through programs like HomeReady and Home Possible.

PMI required below 20% down, but can be removed.

FHA Loans
A government-backed option with more flexible requirements. Popular with first-time buyers who have lower credit scores or limited savings.

Down payment as low as 3.5%

Credit scores as low as 580 (sometimes lower)

My Promise to First-Time Buyers
I've worked with hundreds of first-time buyers over my 18-year career. I know the process can feel intimidating when you've never done it before. Here's what you can expect from me:
I'll explain terms like "escrow," "closing costs," "DTI," and "PMI" clearly. I won't assume you already know them.
You'll always know what's needed and what's coming next. No guessing.
When you call, text, or email, you'll hear back. Usually within a few hours.
There are no dumb questions. Ask as many as you need. I'd rather you understand everything than feel confused or rushed.
If you're not quite ready to buy, I'll tell you. And I'll tell you exactly what you can do
to get there.
Beyond your down payment, plan for closing costs (typically 2-4% of the purchase price) and some reserves. I recommend having at least 2-3 months of expenses saved beyond what you need to close. Whatever your situation, reach out and I can help you make sure you're on the right track.
From pre-approval to closing, expect about 30-45 days once you're under contract. The timeline can vary depending on the property and loan type.
It depends on the loan program. FHA loans work with scores as low as 580. Conventional loans typically require 620 or higher. Better credit generally means better rates. When we talk, we'll discuss your particular situation, and I'll suggest the loan program that works best for you.
Pay your bills on time. Avoid opening new credit cards or making large purchases. Don't change jobs if you can help it. And start gathering your documents: pay stubs, W-2s, bank statements. When we talk, I can help you figure out how to put your best foot forward.
It happens, especially in Austin. It's disappointing, but not the end of the world. We'll stay ready so you can move quickly on the next one.
I highly recommend it, especially for first-time buyers. A good agent will guide you through the home search and negotiation process. If you don't have one, I can recommend agents I've worked with.
